What is a Home Loan?
A home loan is a sum of money provided by a financial institution, typically a licenced bank, to assist in the purchase of a home or investment property. The loan amount together with interest and monthly service fees are repaid over an agreed period usually between 20 and 30 years.
In South Africa, the property being purchased serves as security for the loan through the registration of a mortgage bond over the property. If the buyer fails to repay the loan in accordance with the loan agreement, the bank may enforce its rights against the borrower by attaching and selling the property.
Basic Qualifying Criteria
Before the home loan application is considered the applicant needs to meet certain basic requirements which include:
- Age: Applicants must be 18 years or older.
- Employment: Permanently employed for six consecutive months, or self-employed for the past two years.
- Income stability: Demonstrable ability to service the bond repayments on time and in full.
Factors that strengthen your chances of a successful application
Credit score: Your credit score plays an important role when applying for a home loan. Lenders generally favour applicants with a healthy credit profile, as this demonstrates responsible financial behaviour. A credit score between 600 and 650 will enhance your chances of a successful application with a favourable interest rate.
Pre-approval: Pre- approval involves a preliminary review of your credit record, income, and expenses to determine your affordability and how much you may qualify to borrow. This provides a realistic understanding of your budget before you start house hunting and can help identify potential issues before submitting a formal application.
Documentation: Applicants should ensure that all required documentation is readily available. Financial institutions may request documents such as identification, proof of income, offer to purchase and bank statements. If the applicant is married in community of property, their spouse will be required to provide the same documentation.
Financial stability: Maintaining stable finances can strengthen an application. Reducing unnecessary debt and maintaining consistent banking patterns can improve your overall financial profile when applying for a loan.
